The Power of Integration - Building systems working together in perfect harmony

Many buildings use multi-vendor systems that traditionally do not communicate or work together. This can create inefficiencies and building maintenance issues.
Stuart Olson’s technology and approach changes this by connecting and integrating all systems; enabling HVAC, lighting systems, security, and network services to communicate in the same language through a single dashboard. This system integration takes the guesswork out of identifying building performance issues and simplifies building management and maintenance decisions by identifying areas where the building is not working optimally; helping to reduce building operating costs. Our software applications can be viewed on mobile devices and tablets, providing valuable real-time data. Software ownership is given to our clients, providing data and analytics throughout the lifecycle of the building.

The illustrations on the right show traditional building systems versus Stuart Olson’s smart building system integration. The first illustration is an overview of how our system integration and CFBP technology is delivered. In the second illustration, systems are not connected and do not speak to one another. This can result in systems malfunctions such as unsuitable office temperatures.
Because systems are not integrated, there is no accurate way of uncovering the true root cause of the problem. There is a common misconception that your Building Management System (BMS) is managing all systems; however, this is not always the case.

The third illustration showcases how we are doing things differently. Here, all building systems are integrated and connected. Data from each building system is fed into our software, which provides insights regarding the building’s performance. All building systems are connected and working together seamlessly, creating a wonderful user experience for operators, owners and occupants.

Not only are systems working optimally, which saves time and energy, but they can be set up to work intelligently with the flow of your building. For example, lighting turns on only when people enter a room, elevators are working in unison with security bringing personnel to the right floor upon card scan, and building temperatures are automatically adjusted based on building activity and changes of seasons.

Smart Building Technology – Giving your building a brain

Smart building has come a long way in recent years, and we are taking it one-step further.
Through our research, design and development, we can provide our clients with the ability to create customized experiences for building users and tenants. This is ultimately helping our clients attract and retain tenants, as well as save significant dollars each year. Many technical details go into creating a smart building, all of which are available to clients of Stuart Olson. The following are some of the most common that we see our clients gravitating towards.
Converged Infrastructure Network (GPON):
Gigabit Passive Optical Network (GPON) is a predominantly fiber-optic network that is a standards-based replacement for a traditional copper network. This converged network approach eliminates duplication, while providing the highest level of performance, security, longevity, and future-proofs building connectivity. Clients benefit from a reduction in cost, space usage, and energy expenditures.

Unified User Interface (UUI)
Typically, building systems such as HVAC, lighting, and security work separately from one another. By integrating the various systems and sharing system data to a common database, clients can see all building systems working together through a UII. By logging in to any web-enabled device, whether desktop or mobile, various stakeholders can access specific information, or perform command and control functions, on many systems from a single location. We provide clients with access to real-time monitoring, allowing them to make better and faster decisions regarding their building operations.
Tenant Sub-Metering
Escalating energy and water costs are a current reality for many building owners. By allowing our clients to understand their building resource consumption patterns, they are equipped with the information they need to develop actions to manage building resources, as well as their related expenses. Armed with solid data, energy managers can reduce demand, contain costs, improve equipment performance, identify energy conservation measures, and curtail use during peak periods.
Modern phones, coupled with the appropriately configured card readers for door access, can streamline access to the building. Leveraging the inherent security features of today’s mobile devices such as biometric scanning and encrypted sign-ins greatly reduces the security risk of any building. This then not only mitigates the cost to deploy and maintain traditional access methods but affords much greater convenience to the building user.
Mobile App
We have seen major growth in the popularity of mobile devices being used to enable interaction between tenants, building owners, and building operators. A dedicated mobile app for the building aggregates all data and delivers necessary information specific to an occupant. Fitness class schedules, retail promotions, elevator maintenance notices and mail deliveries can all be served as notifications from the app, as well as the ability of any occupant to communicate any kind of building issue to the building operators on call. This greatly improves the overall user experience and reinforces tenant satisfaction and retention.
Intelligent Electric Vehicle (EV) Charging
Through Intelligent EV Charging, building guests and tenants are given the opportunity to charge their electric vehicle according to their established usage pattern. This can provide building owners with revenue generation, depending on the building strategy. This also ties to effective electricity consumption and management. Such as reducing peak demand in the morning when many building occupants are arriving for work.
